Why management matters

A renovation should feel considered—not improvised.

The difficulty is rarely one individual task. It is making sure design decisions, specialist input, materials and trades arrive at the right time, with everyone working towards the same agreed outcome.

When work is fragmented

Too many gaps to manage yourself.

  • Several contacts giving different answers
  • Trades booked before key decisions are ready
  • Unclear responsibilities between suppliers
  • Changes discussed informally and lost in messages
  • The customer left to resolve gaps between packages
With one coordinated team

One clear route through the project.

  • One main contact for the agreed work
  • A logical sequence from design to completion
  • Clear interfaces between trades and suppliers
  • Variations documented before proceeding where practicable
  • Progress and next decisions communicated clearly
The agreed scope

The moving parts, brought into one plan.

Every property is different, so the management service is tailored and set out in your quotation. Depending on the project, it may include the following.

01

Brief & scope

We establish the outcome, priorities and work to include, creating a clearer basis for design, quotation and decisions.

02

Design coordination

Layouts, CAD concepts, finishes and practical details are brought together. Specialist appointments and responsibilities are agreed where required.

03

Quotations & procurement

The agreed work, relevant materials, specialist packages and lead times are considered before key dates are confirmed.

04

Programme & sequence

Preparation, trades, deliveries and inspections are planned in a logical order and kept under review as the project develops.

05

Site coordination

Day-to-day activity within our scope is coordinated, interfaces are managed and decisions or constraints are raised with you.

06

Quality & handover

We review the agreed work as it progresses, complete final checks and walk through the finished project at handover.

Clear professional boundaries. Planning decisions, statutory approvals and specialist professional services remain subject to the relevant authority or appointed professional. We explain what we can manage directly and what requires a separate appointment.

Communication you can use

Know what is happening, what comes next and what needs a decision.

Good project management is not a stream of messages. It is the right information at the right time. Before work starts, we agree the main contact, suitable update method and the decisions required by each stage.

If the scope changes or an unforeseen site condition is discovered, we explain the issue and agree the next step. Variations are documented, including cost and programme effect where this can be established.

A clear route to completion

Your project, mapped stage by stage.

The exact stages and programme depend on project complexity, selections, availability, approvals and site conditions.

01

Discover

We visit the property, listen to what you want to change and consider access, existing conditions and obvious constraints.

02

Define

We shape the scope, identify design or specialist information needed and set out the proposed route forward.

03

Prepare

Selections, quotations, lead times, responsibilities and sequencing are brought together before construction.

04

Coordinate

During the work, agreed trades and materials are organised, progress monitored and key changes communicated.

05

Complete

Final checks are made against the agreed scope and the completed work is reviewed with you at handover.

Keep the next decision visible

A managed project keeps design, procurement and delivery connected rather than treating each as a separate handover.

Built around your priorities

The same clear process. A different commercial focus.

We tailor the conversation and agreed scope to the decisions that matter most for your type of property project.

Helpful answers

Understanding the management service.

The exact responsibilities are tailored to the property and defined in your written quotation.

What does your renovation project management service include?
It can include scoping, design coordination, trade and supplier sequencing, material planning, progress communication, change control, final checks and handover for the work we are appointed to deliver.
Can you coordinate architects, structural engineers and Building Control?
Where required, we can help coordinate the information and project interfaces. The relevant architect, engineer, Building Control body or specialist remains responsible for their own professional work and decisions. Appointments, fees and responsibilities are confirmed for the project.
Will you obtain planning permission for me?
We can discuss and, where agreed, coordinate an application through an appropriate designer or planning professional. Planning decisions are made by the local authority, so approval cannot be guaranteed.
Can you guarantee the completion date?
We provide and manage a realistic programme for the agreed work, but dates can be affected by approvals, client decisions, material availability, weather and unforeseen property conditions. If something changes, we explain the effect and update the plan.
How are changes and additional work managed?
We document proposed variations and explain the likely cost and programme effect before proceeding wherever practicable. You remain in control of non-urgent changes to the agreed scope.
Can you help if I already have drawings or contractors appointed?
Yes, subject to a review of the information, appointments and project stage. We agree responsibility boundaries so there is no confusion between our work and existing designers, contractors or suppliers.
Can you manage work in an occupied home or rental property?
Often, yes. Access, working areas, services, protection and any required phasing should be discussed during the survey. We explain what is practical for the proposed work.
How much does project management cost?
Cost depends on scale, duration, complexity and the level of management required. After the initial discussion and property survey, we define the proposed scope and provide a clear written quotation.
