How much does a house extension cost?
The cost depends on the footprint, structure, ground conditions, access, glazing, services and level of internal finish. Design fees, approvals and specialist work may also apply. After the home survey and design discussion, we provide a written quotation explaining the agreed scope and exclusions.
Do you handle planning permission and Building Regulations?
We can discuss the likely requirements and coordinate relevant stages where they form part of the agreed service. Approval cannot be guaranteed and remains subject to the local planning authority, Building Control and any appointed specialists.
How long will my extension take?
Timescales vary with the design, approvals, structural work, product lead times, site conditions and finishes. A realistic programme can be prepared once the scope and pre-construction requirements are understood.
Can you match my existing brickwork and roof?
We can seek materials and details that complement the existing property. Exact matches may not always be possible because of age, weathering and product availability; any material differences should be discussed before ordering.
Can you include a new kitchen within the extension?
Yes. The kitchen layout, cabinetry, worktops, services, lighting and finishes can be coordinated with the extension as one project when included in the quotation.
Can we remain in the house during construction?
Often, but this depends on the scale of structural work and whether water, heating, electricity or access will be affected. We will discuss expected disruption and practical arrangements during planning.
What happens if hidden problems are discovered?
Existing buildings can contain conditions that are not visible during an initial survey. If additional work becomes necessary, we explain the issue and obtain written agreement before chargeable changes proceed, except where proportionate emergency safety action is required.
